As we originally started out as solely as a letting agent, lettings have been our speciality for many years! We offer two services - a fully managed and a find a tenant only service the details of which are highlighted as follows.

Fully managed service

  • Providing a free valuation and advice on Legal requirements
  • Advertising of Property
  • Lodging the deposit in either our own or the landlords chosen deposit scheme.
  • Accompanied viewings and report  to Landlord about suitable Applicants
  • Interview, Reference (Landlord, Employment/Character & Bank) and Credit Check Applicants
  • Provision of an Inventory of Condition of the Property/Contents at the start of a Tenancy
  • Advice letters to Utility Companies – Gas, water, electric and Council, with meter readings at the start and end of Tenancy
  • Regular Inspections of the property – up to 4 a year
  • Liaising with Landlords/Tenants/Contractors for completion of any necessary works/repairs and settling Invoices from Rent received.
  • Lodging of the Tenant’s Deposit with the Deposit Protection Service
  • Rent collection and payment direct to Landlord.
  • Carrying out Inspection and Inventory check at the end of the Tenancy and if necessary preparing a schedule of costs relating to damage prior to the release of the Deposit
  • Arrangement of EPC and Annual Gas Safety Certificate
